Oasis Market Index · Free
The Costa del Sol in figures you can check.
Every figure on this page names its source, the period it describes and the sample behind it. Where a figure has not been measured, the page says so and shows nothing in its place.
Official background
House prices in Andalucía, quarter by quarter
The National Statistics Institute (INE) publishes this index every quarter, with 2025 set to 100. It covers all of Andalucía. It is context for the region and is never used as a local price.
Not yet published: INE House Price Index for Andalucía
The quarterly series is loaded from INE and checked by a person before it appears here.
Asking market
What sellers are asking, per square metre
The median asking price per built m² of homes for sale, with the range the middle half of listings falls in. Asking prices are what sellers advertise. They are not what buyers paid.
Not yet published: asking prices per area
Asking prices per area and property type are computed from on-market listings and checked by a person before they appear here. An area with fewer than 5 listings shows no figure.
Holiday rentals
What homes managed by Oasis achieved
Achieved figures from bookings of homes Oasis manages, over twelve complete months. This is one managed portfolio. It is not the whole market.
Not yet published: achieved holiday-rental figures
Nightly rate, occupancy and revenue per available night are shown per town once a group holds at least 5 homes from 3 owners, so no single owner can be recognised.
Nightly rate is the accommodation fare divided by nights sold; cleaning fees and taxes are left out. Occupancy counts every calendar night, so nights an owner used count as unsold. Stays of 28 nights or more are left out.
Method
How a figure gets onto this page
- A person checks every figure before it is published. An automated run only prepares a draft.
- A published figure is never edited. A correction replaces it, and the earlier figure stays on record.
- Prices are medians with the 25th and 75th percentile. One very expensive home does not move a median the way it moves an average.
- Confidence follows the sample: 20 or more is high, 10 to 19 medium, 5 to 9 indicative. Below 5 there is no figure.
- Asking prices and transaction prices are separate figures. They are never blended into one number.
- A figure for a region is never shown as the figure for a town, and a town's never as a neighbourhood's.
- Prices per m² are rounded to €10 and use built area.

These figures describe a market. They are not a valuation of any property and not financial advice.
